We met with the homeowner, who expressed interest in converting their current water heating system to an electric tankless unit. After reviewing the home’s needs and available models, we recommended either the Stiebel Eltron 20 or the Rheem RTEX 18 as suitable options for the property. We explained that an electric tankless water heater provides continuous hot water on demand, eliminates standby energy losses, and saves valuable space compared to traditional tank-style systems. At this time, we are also coordinating with our licensed electrician to provide the homeowner with a quote for the necessary electrical upgrades to support an electric tankless water heater. The electrician is expected to reach out to the homeowner today to begin the process of evaluating and quoting the required electrical work. No installation was performed during this visit; this was strictly for consultation and recommendations. If any two quotes are bundled a 15 percent discount will be applied.
We met with Anthony at the dealership, who explained that there is a leak in the driveway. After reviewing the situation, we proposed two potential repair options: 1. A flat rate (fixed rate) repair. 2. An hourly rate repair that includes equipment charges for an excavator. At this stage, it is unclear which option would ultimately be less costly. The guarantee with the flat rate option is that the price will remain fixed regardless of time spent. With the hourly rate option, charges will apply for both labor and equipment time to locate the leak, and once the leak is located, a separate hourly repair rate will be quoted to complete the fix. Price is to open up asphalt and pavers with excavator. Price includes excavation of road rock up to 4-5 ft. We will complete the repair under a fixed flat rate. Customer called John the plumber out today because she has two tankless water heaters in the home and one isn’t working. Tankless water heater is giving off area code 15 (venturi gas valve). Customer had a company come out earlier today and unfortunately they were not able to resolve the issue. Technician gave the customer a few options and customer decided to replace the venturi gas valve. Technician also informed the customer that replacing this part doesn’t mean that another error code will pop up. The part will be ordered and ready to install next week Wednesday (9/17)
When we arrived, met with homeowner who explained water was not hot enough. Adjusted temp to 130 and tested heater to be working, no other recommendations at this time.
Upon arrival, the customer reported a leak under the kitchen sink from the water filtration system. Upon further inspection, we found the water heater pan full of water due to the old-style gate valve on the main water shut-off leaking onto the tank. The water heater’s age could not be determined, as no serial number was present. However, given that the tank was sitting in water and the shut-off valve was leaking directly onto the unit, we recommended replacement. We proceeded to repipe the main water shut-off after removing the old unit and installed a new 28-gallon Rheem tank water heater. To bring the installation up to code and prepare for inspection, we corrected the T&P relief line, installed a new drain pan, and extended the electrical whip. We installed a 30-gallon water heater in the attic. The old water heater was removed, although this was not part of the invoice. We also installed the Taco Leak Defense system and explained to the homeowner that it can be powered either by batteries or a plug. She chose the battery option and will replace them once a year herself. The water heater includes a six-year warranty. No other recommendations at this time
Upon arrival to the location, we met Jason who took us inside and mentioned the hammer arrestor is back to causing banging noises. It wasn’t immediately after I installed it a couple months ago but he mentioned ago 2 weeks or so. Moreover, I checked the toilet, and it was making the hammering, I did not have another one in the truck but I got it delivered. We installed the new one and all is working well at the moment. He mentioned the filtration being 18 months old without being changed. So I gave him an estimate for changing them which he approved.
We repaired the leaking pipe located approximately three feet deep. The repair was completed by replacing the leaking Schedule 40 PVC with Schedule 80 PVC. We verified that there were no leaks before turning the water back on and backfilling the excavation. Although we reset the sand, we did not reinstall the pavers, as we are not a paver company. Our repair was fully tested and confirmed to be functioning properly. No other recommendations at this time.
Kitchen Installation Summary The customer purchased an in-line filter with a cup filler for installation. We recommended replacing the existing hot and cold emergency shut-off valves with new 1/4-turn stops. Provided an estimate for the installation of the customer-supplied cup filler and in-line filter. The scope of work also includes teeing off the existing ice maker line. Additionally, a separate estimate was given for replacing the hot and cold emergency stops. The customer will contact us when they are ready to proceed with the work.
We met with Dave today and inspected Unit 28. During testing of the fixtures, we observed water damage to the ceiling above in Unit 28. After further testing in Unit 30, we determined that the leak is being caused by a shower pan failure. The shower drain in Unit 30 is not a proper 3-compartment drain and does not appear to be able to confirm for a shower pan. It also appears that an attempt to repair the shower had been made at one point. However, the repair was not performed correctly, as the shower floor remains original. Only a portion of the shower wall was replaced, which would not have effectively addressed the issue. This confirms that the leak source is related to the compromised shower pan, which has not been properly corrected. Important Notice: Continuing to use the shower without replacing the pan will lead to further issues and ongoing water damage to the ceiling and structure in Unit 28. We met with the homeowner to review options for replacing the water heater currently located in the attic. The homeowner requested three options to be written up: 1. Replacing the current attic unit with a new tank-style water heater in the attic. 2. Relocating the water heater to a closet inside the home. 3. Installing a tankless water heater on an interior wall. We explained that each option provides its own benefits. Keeping the tank in the attic maintains the existing layout. Relocating to a closet provides easier access and takes the heater out of the attic. A tankless on the interior wall provides space savings and continuous hot water supply. The homeowner will review the written quotes and decide how they want to move forward.
On arrival hung tankless Rinnai water heater on right side of home. Customer is having there gas person connect the gas to tank less and having electrician install box near tankless. Will return to remove existing tanked water heater in laundry Room closet and then running hot and cold to tankless installed on exterior wall. Customer will call when ready
Upon arrival, customer informed me that she had a washing machine that she was trying to install. It was a double stack washer dryer dimensions were 24 x 33 x 22. Customer showed me the supply for the washer previously and it was recessed in a closet And almost inaccessible. I advised customer that I would need to chip some of the wall she had an outer exterior block wall with the washer and dryer. Lines were actually fed through. Waist line was also fed through the block wall and capped flush to the wall. There was a build out cabinet That was built after the abandoned washer which encased the supply lines and the sanitary line so I had to do some shipping and cutting to access the line. I advised customer that I would need to bring the lines both hot and cold over to the center of the closet where she’s looking to install the new stackable washer and Dryers And I would need to strap it to the concrete and bring the drain over as well. Upon arrival to the location, I met with homeowner who showed me inside. She took me to the kitchen, where she explained she has a leak coming from dishwasher but doesn’t understand from where. The dish washer, which is about 20 years old according to homeowner, currently was holding some water when I got there. She stated a couple days ago, she ran the dishwasher and the water wasn’t draining properly, and it overfilled in the dishwasher and spilled onto the floor. Moreover, she had the valve to the dishwasher off. I checked to see if garbage disposal and other drain was draining fine, which they are. I ask for her to run the dishwasher with the sitting water, and it drained more than half but some of it stood behind in the dishwasher. She also states if she leaves the sitting water that’s in the dishwasher, it gradually increases by itself and that’s her concern. We tried running water to the dishwasher to see if the supply valve was holding, and it was, so it’s not a water supply is
Upon arrival I was informed that there was no water to the home. An estimate for a diagnosis was agreed on and I perused the inside and outside of the home to find that the main Valve was off. I turned it on and then the home was supplied with water. I was then showed to the bathroom where there was low pressure and was informed that the valves were turned and now they aren’t. The estimate was revised with two emergency shutoff Valves and after install I ensured that the faucet was at full pressure and my connections were leak free
